Pre-engineered steel, and nobody has been at it longer

Butler pioneered the metal building industry and has spent more than a century refining it. As a Butler Builder, Coast puts up a structural system that is engineered, cut and shipped to the drawing, which takes weeks of field fabrication off the schedule and puts a manufacturer's warranty behind the shell.

Over 70 years of combined design and construction experience, and the construction half is the part that matters: Red Oak draws buildings that can be built for the number. Approachable, collaborative, and unwilling to treat a tight budget as a reason to stop caring what the building looks like.

An entrepreneurial investment company with deep commercial real estate knowledge and a long memory of this market. GIP is who an owner talks to about land, zoning and what a parcel is really worth, which is a conversation that belongs before the drawings, not after.

R+L Carriers

Arlington, Washington

A 40,000 square foot terminal with 4,000 feet of office, sixty bay doors, a 10,000 foot maintenance shop with two full-size service pits, and a fuel station with two pump islands. It handles R+L's north Seattle freight and their cross-border runs into Canada. The detailing standards we set here became the model for R+L's later facilities, which is why we keep getting invited to bid them.

Coast was general contractor on a 39,260 square foot Butler building with an MR24 roof, on a 4.5 acre lot, civil utilities and grading included. Concrete paneling, vertical steel siding and heavy timber outside. Inside, a two-story foyer with a hand-crafted steel and timber staircase. Proof that an industrial shell does not have to look like one.
